In 2019/20, we delivered positive results across the business. This year we have reviewed and set new challenging future targets in order to ensure continual improvement. These have been outlined below in line with our overarching objectives.
Create a sustainable climate-resilient portfolio through our responsible investment, development and refurbishment programme.
- 12 BREEAM rated energy efficient assets across the portfolio
- Met our Considerate Constructors Score (CCS) target of achieving at least 37/50 for all developments and major refurbishments in 2019/20. Easton Street and Mare Street Studios both achieved a rating of 37/50 and Pall Mall Deposit achieved 40/50.
- All developments and major refurbishments have a Building Management System (BMS) installed with smart sub-metering throughout.
- We now have 14 sites with smart sub-metering installed allowing customers to log into our online portal to view and monitor their energy consumption.

- Integrate ESG into our acquisition due diligence process to monitor that investment is in line with our long-term sustainability targets.
- Achieve minimum EPC A for new developments and B for major refurbishments.
- All new developments and major refurbishments to target BREEAM Excellent standard.
- Undertake embodied carbon assessments for all new developments and major refurbishment projects.
Actively manage our buildings in an efficient way to reduce our operational carbon emissions and to provide a healthy productive environment for our customers.
- Reducing our absolute Scope 1 and 2 emissions in 2020 by 28% since our 2012/13 baseline, surpassing out target by 16%
- Buildings with an EPC rating between A and C has gone from 39% following our improvement works, we now increased this to 61%
- Achieved a 73% recycling rate in February 2020 which is the highest rate achieved to date, and averaged 70% in the financial year
- 96.32% of our waste was measured by weight (rather than volume/estimated) in February 2020
- Generation of 129,533 kWh energy from solar panels in 2019/20, a 20% increase from the previous year
- All electricity contracts within the Group contract are on a green tariff

- Reduce scope 3 GHG emissions from purchased goods and services related to development projects by 20% per lettable area by 2030 from a 2019/20 base year.
Support all our stakeholders to collectively improve our environmental and social impact collectively through effective communication, training, transparent reporting and community engagement.
- Maintained strong diversity statistics across our business, including a 45%/55% male/female split across our workforce.
- Staff committed to 1,200 volunteering hours on a range of activities throughout the year
- Employee engagement sessions with the Chairman with employees, representing a cross section of staff from across the Company
- Conducted our first employee engagement survey which was completed by 70% of staff
- Mental health training was completed for the Executive Committee and all senior managers. Drop-in sessions were held for all employees to learn about well-being in the workplace
- £16,000 donated towards helping the local community and paying for charity events including registration fees for 70 employees who took part in the Winter Walk
- We have successfully set up two environmental groups at our centres with a further two planned for 2020/21

- Rolling out a programme of mental health training for all employees across the company.
- Continue to collect employee feedback through an annual employee survey and share results internally to drive improvement, including questions on well-being, training and sustainability.
- Screen all approved suppliers and contractors for their environmental credentials and social credentials which relate to our supply chains.
- Create opportunities for knowledge sharing and engaging with our customers by rolling out customer-led Environmental Groups.

- Continue our membership with the Better Building Partnership (BBP) to share best practice with the UK’s leading commercial property owners.
Note that NOX, SOX, VOC and hazardous waste emissions are not applicable to Workspace. We maintained our long-term record of zero environmental fines and penalties.
